What type of amenities are included with each home? |

Each home will be fully furnished and beautifully appointed. Standard in all
properties are fully equipped kitchens suited for a gourmet chef, linens, towels,
washer and dryer, a second refrigerator, state-of-the art electronics, a pool
table, games for all ages, an outdoor hot tub, and, of course, a computer with
internet access. So that owners and guests achieve the greatest satisfaction
possible from their outdoor experience, some properties may even include an outdoor
fire pit, mountain bikes, sleds, snowshoes, and boot warmers. In addition, many
of the community amenities may include: a boat slip, tennis court, swimming pool,
walking trails, and private roads for a leisurely family bicycle ride.

How will owner reservations be handled? |

Second Homes at Deep Creek Lake has developed a comprehensive reservations policy
based on nationally established fractional guidelines that is, first and foremost,
fair and equitable to all owners. Specific times of the year have been established
for booking stays during peak vacation periods at Deep Creek Lake. Owners will
also be afforded the opportunity to use their home with short-term notice providing
there is space available. Reservations will be handled in the most convenient
way for owners, either via the company's toll free number, fax number, or e-mail
address.

Are owners permitted to invite guests to stay at their home? |

Absolutely. Having family and friends visit during an owner's stay, or even
on an unaccompanied basis, is an important attribute of fractional home ownership
through Second Homes at Deep Creek Lake.

When is the check in/check out day? |
| |
The check-in / check-out day is Friday. This allows owners and guests
the freedom to begin their weekend or week-long stay as soon as possible.
However, if an owner reserves some extra days on a space available basis,
then the check-in / check-out day might vary.

How is housekeeping and cleaning handled after each visit? |
| |
The property management arm of Second Homes at Deep
Creek Lake will schedule
cleaning by a professional cleaning staff after each stay. Any additional required
services will be billed to owners once incurred. Owners also have the
opportunity to book additional related services during their stay.

Who pays the bills? |
| |
The property management arm of Second Homes at Deep
Creek Lake will pay all of
the bills related to the operation of each home, including, but not limited to:
snow removal, landscaping, gas, electric, water, sewer, property taxes, cable,
telephone, insurance, and bookkeeping. These operating costs will be included
in the annual budget for each home and will be included in the Owner's Annual
Assessment.

How does an owner sell his or her fractional interest in a home? |

The process is the same as selling any other type of real estate, except that
Second Homes at Deep Creek Lake will retain rights of first refusal. If Second
Homes at Deep Creek Lake elects not to exercise that right, then the current
homeowners will be offered the right to purchase the interest being sold before
it is offered to the public.
